Is restoration suitable?
A restorable tiled roof may have faded coatings, lichen, isolated broken tiles, deteriorated pointing or minor leaks while its main structure remains serviceable. Some metal roofs can be treated where corrosion is limited. Structural movement, extensive corrosion or widespread material failure can make replacement more appropriate.
A responsible sequence
Work normally includes inspection, replacement of damaged components, cleaning, ridge bedding and pointing repairs where relevant, surface preparation and a compatible coating system. Coating over dirt or unresolved defects conceals rather than solves problems. Landscaping, walls, solar equipment and outlets also need protection.
Benefits and expectations
A well-executed restoration can improve appearance, weather resistance and maintainability while resolving minor defects. It does not make an old roof structurally new and cannot correct every substrate issue. We set expectations according to condition and material, with exclusions stated in the scope.
Aftercare
Periodic visual checks and clear gutters help preserve the result. Inspect after major storms and avoid unqualified foot traffic, which can crack tiles or damage coatings. Later solar, antenna or equipment work should use appropriate access and compatible flashing details.
